Most sellers interview two or three agents and pick the one who quotes the highest price. That's exactly backwards - the quote is the easiest thing to inflate and the last thing an agent has to deliver. Here's how to choose on the things that actually predict your result.
The overquoting trap
An inflated appraisal wins the listing, then the 'conditioning' starts: weeks of feedback that the market 'isn't responding', followed by price reductions until the property sells where it should have been priced from day one - after your best marketing window is gone. Ask every agent to show the comparable sales behind their number. If they can't, the number is a pitch, not an appraisal.
Questions worth asking
The answers to these separate salespeople from agents:

- →Who exactly will run my campaign, day to day?
- →What's your average days-on-market and discounting rate this year?
- →How will you handle offers below range - and above it?
- →What does the marketing budget buy, line by line?
Local depth beats brand size
The agent who manages and sells in your pocket of Brisbane knows the buyer for your property before it lists: which street commands a premium, what the investor down the road paid, which features move the number. A big franchise brand on the sign doesn't negotiate your contract - the person does.
